Like こと, の turns a verb or clause into a noun: 音楽を聞くのが好きです (I like listening to music). In everyday conversation, の is more natural and softer than こと.
の is mandatory with verbs of direct perception by eye or ear — 見える, 聞こえる, 見る — and with 待つ, 手伝う, 止める: 子どもが遊んでいるのが見えます. In these cases you can't substitute こと, because the speaker is directly witnessing the action as it happens.
Conversely, の can't stand before です・だ at the end of a sentence (that spot requires こと), and fixed patterns like 〜ことができる don't switch to の either. The short rule: direct perception → の; ending the sentence with です or a fixed pattern → こと; in the remaining cases the two are usually interchangeable.
